The board consists of members of the community just like you. We learn through e-mails from the community, information from the police reports and just conversing with our neighbors in general. We sometimes have access to information early because of some of our positions in the community. We will try to the best of our abilities to help our community understand what is happening in the neighborhood as soon as we can. Hopefully the addition of this section of the website will help us help you, our neighbors.
Is the developer planning in their proposed layout to plant trees that can viably act as an aesthetic barrier between the bordering community houses and the warehouses? From the looks of it, it does not seem so since they ripped down the existing tall trees that could have already provided this.
We have community deed restrictions as to the height of swing sets and sheds in back yards, but in this situation, neighbors in the area are all forced to view a 30 foot warehouse from their backyard. Maybe the Community/Board can discuss placing tall trees between the two properties if the developer does not acquiesce.
Even though logistically it appears that the main traffic from the warehouses will be towards the Beltway, is there any thought behind deterring this commercial traffic from cutting through Round-up and our community as an alternate distribution route? This is where the Speed Limit initiative should be brought to a conclusion and the Speed Bump suggestion can be revisited and put up for discussion to the whole community. The Roundup entrance to the community is ever increasingly becoming a major artery for non residential community traffic.
No, the board does not know who the developer of this project is. The project manager did not know, but the board will try and find out this information. The board will try and find out who the developer is, to communicate and try to mitigate any unfavorable impacts of the development on the neighborhood.
The board supports and will help create a committee that will work with those volunteers who wish to express concerns, and provide leadership to head up this committee. We will use the website and newsletter to get information out to the neighborhood. If this directly impacts you, then now is the time to volunteer and get involved. The board feels this committee should address three possible issues. 1) The warehouse under construction 2) The lot(s) on Jones Rd abutting the back of the Hammond Big Homes section and 3) The school property which rumor has it is too small for the intended use and therefore may be sold at some point.
This was a supported initiative by members of the community to amend the bylaws and change the height requirements. This will be presented again to the community in the early part of next year. The members of the community that support this change need to drive this petition and get the required documents signed and recorded to officially make the changes. The board will present the correct forms written by the homeowners attorney so there will be no issues with wording. A change like this is not necessarily supported by every board member, but a board member is only one vote on the petition out of 588 homes in our community. The board will support any changes a member of the community wishes to drive as impartially as possible, but as an individual homeowner in the community, they also have the right to disagree with any initiative.
This petition was being handled by a member of the community who chose to no longer do this. We feel that too much time has passed with this document and to properly use it for this purpose may be fruitless. We need a member of the community who feels strongly about this item to step forth and lead this. If you wish to lead this, contact your board and they can guide you in what to do.
The County owns the streets and they chose not to put in speed bumps.
